Reconstruction of Admin Building & Utility Room
Demolition of the old G+1 admin block and utility room, rebuilt into a modern G+1 Admin Building (8,000 sq.ft.) and single-storey Utility Room (4,000 sq.ft.) with new RCC structure, upgraded finishes, heavy-duty flooring, MEP services, fire safety, ventilation, and complete testing & handover.

At United Spirits’ Dharmabad facility we successfully transformed an aging administrative block and a dated utility room into a modern, safe, and highly serviceable administrative hub and industrial utility space. The project involved controlled demolition, full structural rebuilds, high-performance finishes, and a complete MEP integration — all delivered with strict attention to safety, serviceability and process needs.
What we did
We demolished the existing G+1 admin block and the adjacent utility room, cleared the site and rebuilt both structures from the ground up. The Admin Building was replaced with a new G+1 RCC framed structure (≈ 8,000 sq.ft.) featuring modern office finishes, integrated lighting and HVAC. The Utility Room was rebuilt as a robust single-storey RCC structure (≈ 4,000 sq.ft.) with heavy-duty chemical/oil-resistant flooring, dedicated equipment foundations and trenching to accommodate plant systems.
Key scope & highlights
Safe demolition & site prep: Controlled deconstruction, segregation of debris and responsible recycling/disposal prior to new works.
RCC structural works: New foundations, columns, beams and slabs engineered to carry administrative loads and utility equipment.
Industrial-grade utility upgrades: Oil/chemical-resistant flooring, trenching and equipment plinths for safe installation and maintenance of plant systems.
MEP integration: LT electrical panels, concealed wiring, distribution boards, CPVC/UPVC plumbing, HVAC ducting in admin spaces and mechanical ventilation for the utility area.
Fire & safety: Provision of fire extinguishers, hose reels and fire-rated doors aligned with compliance checks.
Architectural finishes: Vitrified flooring in admin areas, heavy-duty tiles in the utility room, false ceilings with integrated lighting, UPVC/aluminium windows and laminated doors.
Testing & handover: Comprehensive checks — electrical, earthing, plumbing leak tests, HVAC balancing and safety audits — followed by thorough handover documentation and as-built drawings.
Challenges & how we solved them
Working within an operational industrial campus requires meticulous planning to avoid disruption. We maintained tight traffic control, staged demolition to minimize dust and noise, and coordinated closely with the client’s operations team for equipment access windows. The heavy-duty utility flooring and trenches required careful coordination between civil, structural and MEP teams — we reduced rework risk by sequencing and pre-assembling interfaces offsite where possible.
Outcomes & impact
The completed Admin Building provides modern, comfortable office spaces with energy-efficient lighting and improved indoor air quality. The upgraded Utility Room now meets industrial performance needs — robust flooring, proper ventilation and purpose-built foundations — reducing maintenance risk and improving operational uptime for plant equipment. The client received a ready-to-use facility with full documentation and warranties, improving both workplace safety and operational efficiency.
